Letting a property with Let Me Let You

Free Valuations

A free valuation will be carried out by our negotiators, based on recent prices and trends within the area concerned. Let Me Let You are familiar with the london rental market, and have properties in areas as diverse as West Hampstead, Camden, Islington and Wood Green.

Rent

This is payable by the tenant before the Tenancy Agreement is signed and dated. It is usual to receive one month’s rent in advance, subsequent rent payments will be paid by standing order direct from the tenant.

Utility

Please ensure that we are given details of the current suppliers for the following:

Electricity, Gas, Water, Council tax, Telephone to pass onto the in-going tenant, who will be responsible for payment of services once they are in the property:
You will need to notify these suppliers whenever there is a change of tenant and it is advisable to obtain meter readings at the outset and end of any tenancy agreement.

Tenant

Let Me Let You endeavour to find the best tenants for the property, based on suitability, referencing and ability to pay.

Deposit

We collect a 6 week deposit from the tenant to safeguard against damage. At the end of the tenancy an inventory will be carried out, and any costs attributed to the tenant shall be deducted from their deposit.

Inventory

We offer an inventory service for all rental properties -regardless of size- providing the tenant with a detailed report of the state of the property at the outset of the tenancy. This shall be carried out at the start and finish of the tenancy to determine the total amount of the security deposit to be refunded. Let Me Let You are members of the Tenants Deposit Scheme, which holds the deposit on behalf of the landlord and the tenant jointly, until the end of the tenancy, and stipulates that an inventory is carried out. To insure fairness, this should be paid for by one party on the outset, and the other at the end of the tenancy.

Safety and repairs

It is a legal requirement to provide the tenant and letting agent with a valid landlord’s gas certificate every 12 months. The landlord is responsible for all repairs, with the exception of breakages caused by the tenant. Letmeletyou can manage the property, and have qualified plumbers, electricians, and gasman on our books.

Insurance

It is essential to provide the tenant with a current insurance policy covering the building and any of your contents, as this forms part of your tenancy agreement.
