Let Me Let You pride ourselves on the personal touch we give every tenant, and appreciate you’re looking for the place you want to call "home", whether it's a studio, flat or house. Before we can find you somewhere to rent, we will need to know more about you: your contact details, what kind of property you wish to rent, and what your budget is. And with a great selection of properties across most of north London, I hope you will let me let you!

Viewing

Having selected certain properties, Let Me Let You will arrange for you to view the properties. These will be arranged at your convenience. Viewings will always be accompanied by a negotiator, as with all lettings agencies, who will be able to answer any questions you may have about your property requirements.

Offer

Once you have found a property, which you like, contact us with your offer, including any items you would like to be included and stating your preferred moving-in date and required length of tenancy. A holding deposit equal to two weeks rent is required. This will be deducted from the total amount due before occupancy. This will be refunded if the landlord declines your tenancy, but may not be if the tenant decides not to proceed.

Once the offer is accepted by the landlord (the owner of the rental property), we will need to request references, which are then forwarded to the Landlord for acceptance.

References

Let Me Let You will take references on behalf of the landlord. These include a current landlord's reference, employer's reference, and a copy of your passport and NI number.

If a tenant fails to meet the checks, then a guarantor may be accepted to underwrite any rent liabilities.

Rent

Rents are listed on calendar months basis. The tenant is responsible for council tax, gas, electricity, water rates, tv licence and telephone costs. Rents are payable by standing order monthly in advance, with the first month's rent due at the outset of the tenancy.

Deposit

A deposit is payable before the Tenancy Agreement is signed and dated. This is generally equal to 6 weeks' rent in advance, but may vary. Please discuss this with the negotiator dealing with your tenancy.

This deposit will be returned to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report. Let Me Let You are members of the Tenancy Deposit Scheme which provides you comfort in the event of any disagreement concerning the state of your property when your tenancy comes to its end.
